The land owners meet participating in TPS-5 scheduled on 5th and 6th March 2020

CIDCO has scheduled land owners meet of TPS 5 of NAINA project admeasuring 242 ha from part of villages Bonshet, Moho, Bhokarpada, Devad, Shivkar,Vichumbe, on 5-6th March 2020 at CIDCOs NAINA office located at 7th floor, Tower no. 10, CBD Belapur Railway Station Commercial Complex. 
The first three town planning schemes of NAINA project received a massive positive response from the land owners and the development work of the first phase will be commenced soon. First time in the state of Maharashtra an entire sanctioned Interim Development Plan shall be implemented through 11 town planning schemes without resorting to land acquisition.

To prevent any haphazard development around the proposed Navi Mumbai International Airport, CIDCO has planned to develop a city based on sustainable development comprising residential, commercial, industrial, educational, etc. facilities; over an area of 373 sq km covering 175 villages from Raigad district. This project will be implemented through town planning schemes and interim developmental plans of 23 villages which was sanctioned on April 2017. As per this scheme every land owner under this scheme shall get 40% of original land as serviced plot with FSI 2.5 with all infrastructures to be developed by CIDCO.
CIDCO has organized land owners meeting of TPS 4 admeasuring comprising villages like Adai, Akurli, Newali, Shilotar, Raichur and Pali Devad during last week of February. A very positive response was seen during the three days event and about 310 odd landowners visited CIDCOs office at Belapur railway station complex. Landowners participating in the scheme largely have major concern about applicability of payment of contribution by the landowners (betterment charges) in spite of contributing 60% land to the project infrastructure. By recognizing their concern, CIDCO has assured the land owners that the management shall take all measures to reduce any financial burden on the participating landowners. 
CIDCO has already floated nine town planning schemes out of which first three scheme totaling 650 ha has received draft scheme sanction thus enabling all lands within the scheme under roads being transferred to CIDCO for development. Execution of roads within the first TPS has commenced and the contract for roads within the TPS 2 and TPS 3 shall also be awarded shortly as an integrated project. State Government has appointed an independent arbitrator for all the three schemes. Possession of final plots and handing over of property cards for the first scheme shall commence soon. Hearing of suggestion / objections from individual landowners included in the scheme by the arbitrator for second and third town planning schemes are in progress and shall be completed in time bound manner as prescribed in MR & TP Act 1966.
All land owners included in the scheme have been sent notices through post, schedule published in newspapers and list uploaded on CIDCO web portal.  Landowners not having received copy of the notice can also visit the office of CIDCO and verify the draft proposals and status of their original land post reconstitution. 
Owners meet for the draft proposals under TPS 6 and 7 shall be held tentatively in the month of April 2020. CIDCO Board has approved the proposal to launch TPS 10 and TPS 11, the last two schemes of sanctioned Interim Development Plan of 23 villages in the current month. With the culmination of eleven schemes first time in the state of Maharashtra, an entire sanctioned Development Plan shall be implemented through Town Planning scheme without resorting to land acquisition Act with active support of the participating landowners.
